Asset Manager - Facility Management
Job Description
The Position
As an Asset Manager Facility Management, you will optimize the performance and reliability of the designated assets (HVAC) within Facility Management (FM) against optimal life cycle costs. You will Initiate and enable improvements for the FM assets and you will maintain asset related documents (e.g. commissioning and as-build documentation) up-to-date and compliant to GxP & EHS requirements.

The Facility Management (FM) department at Organon is responsible for the management and maintenance of various facilities. This includes all non-production-related assets, such as land, buildings and building installations, including air treatment systems, utilities (such as boiler rooms, electrical installations, (waste) water systems, compressed air systems) and fire alarm and extinguishing systems.
Our team consists of various technical disciplines, including Civil, Electrical, Fire & Safety, Mechanical, Security and Utilities. You will work in a team with 9 Asset Managers. Every day, we deal with troubleshooting and periodic maintenance. This includes work preparation and management, based on our thorough knowledge of the installations. Maintenance is carried out by both internal employees and external partner organizations and suppliers.
Responsibilities
Reliable assets/ installations
- Collect monitoring data and perform trending on performance, reliability and costs.
- Write monitoring protocols, reports (e.g. REM) and ensure execution of the monitoring, analyze and make recommendations for improvement.
- Create, execute and coordinate the LRCP program for the FM assets.
- Train and instruct Operations personnel by the execution of asset support related activities and develop standardized work.
- Obtain and maintain knowledge of the designated assets with regards to set up, capacity, energy usage etc. of the systems in all buildings where applicable.
- Maintain technical standards on the asset’ s topic.
Continuous improvement
- Write problem solving or proposal A3’s for FM related processes to improve performance (compliance, financial, robustness) of complex (automated) assets.
- Write approval documents / business cases for CAPEX projects.
- Lead (small) Capex and other improvement projects for FM.
- Develop standardized work methods to maintain the designated assets.
- Train and instruct Operational personnel when implementing new or modified FM-assets.
- Write or modify SOP’s/ WI’s for FM.
New or improved designated FM assets
- FM representative in project teams (acting as Asset owner).
- Write, review and keep up to date user requirement documents & technical standards for FM assets.
- Write, review and keep up to date the commissioning documents for installation changes.
- Change owner for technical changes.
Required Education, Experience & Skills
- Bachelor’s or Master’s Degree in Engineering.
- At least 3 years of relevant experience in the field of the designated assets.
- In depth (theoretical) knowledge of designated assets and aware of the assets.
- Good balance between short term priorities and long-term process improvements.
- Excellent communication skills: with shop floor and construction/ project management.
- Strong oral and written communication skills both Dutch and English.
Preferred Education, Experience & Skills
- Proven ability to manage projects.
- Certified MPS Greenbelt.
- Passion for Lean and continuous improvement.
